The Risks and Dangers

Building without a permit is both risky and unsafe.

There may not be an immediate impact for building without a permit, but problems are certain to arise.

Here is a list of potential problems from unpermitted construction:

1) It is illegal to rent a structure with any portion that is unpermitted. If the tenant discovers they are renting a property with unpermitted portions, they may have the potential to receive a reimbursement of rents paid for the duration of time that they have lived in the structure.  The owner will then be forced to resolve the issue.

2) In real estate transactions, lenders often require that all un-permitted issues are resolved before they release funds, thus slowing the entire process.

3) Contractors and builders may take short cuts in construction quality in order to save money if the construction is not inspected by City officials.

4) Reduced quality in construction will soon lead to maintenance issues or unsafe conditions that can result in serious injury or fatalities.

5) Additions to a property can oftentimes put a strain on the existing utilities
